What does the process of buying property abroad look like?
First, you choose your future slice of paradise and reserve it. Whether the property is move-in ready or still under construction, you’re welcome to visit it in person, with one of our team members on site to guide you. Our lawyers will prepare the documentation and carry out due diligence to make sure everything’s 100% in order. We’ll also help you open a local bank account and ensure the safe transfer of funds. The entire process usually takes 1–2 months.
What funding options are available?
You can pay in full, follow a developer’s payment schedule, or apply for a mortgage; we’re here to help arrange it. We create a tailored financial plan for each client to match their needs.
Can I visit the property before buying?
Absolutely. We organize inspection trips for our clients. During an approximately 4-day visit, we’ll show you selected properties, introduce you to the area, and give you all insights you need to make the right decision.
Can I check the condition of the property upon completion and official approval or before handover?
Yes, definitely. We work with local property inspectors as well as a top-tier specialist based in the Czech Republic, who’s happy to accompany you to the location and make sure everything’s in order.
How does property rental work?
You can leave the rental process and the related worries to us. We’ll handle everything, from marketing and finding the right tenant to all the paperwork. The maintenance, cleaning and handover of the property are taken care of by our vetted local partners.
What are the annual maintenance costs?
They usually range between 1–3% of the property’s value per year. This covers insurance, local taxes, management fees, and routine maintenance. The final number depends on the location, type, and size of the property.
Nabízíte nemovitosti přímo od developerů?
Ano. S developery máme podepsanou smlouvu o zastupování pro ČR a SR, u některých máme dokonce exkluzivitu. Spolupracujeme jen s několika vybranými a prověřenými developery, kteří drží slovo a dodávají kvalitu.
Prodáváte pouze úplně nové nemovitosti?
Ne. Kromě úplně nových nemovitostí ve výstavbě a po kolaudaci prodáváme také novostavby do 5 let stáří. V naší nabídce najdete jen ty nemovitosti, u kterých jsme si 100% jistí kvalitou.
Máte v destinacích firmu a zaměstnance?
Ano, ve všech destinacích máme založené společnosti, kde zaměstnáváme místní specialisty – právníky, architekty, makléře nebo třeba lidi z facility managementu. Abychom mohli v těchto lokalitách nabízet nemovitosti, naši makléři musí mít složené zkoušky odborné způsobilosti, které je potřeba absolvovat v úředním jazyce dané země.
Můžu přenechat nebo prodat nemovitost hned po zakoupení?
Ano, samozřejmě. Nemovitost můžete prodat nebo postoupit dokonce i v procesu výstavby (ještě před kolaudací). Navíc zaplatíte jen poplatek za změnu smlouvy, který se pohybuje v rozmezí 500 až 2 000 EUR v závislosti na typu developera, ceně a velikosti jednotky. Celý proces je dokonce jednodušší a méně finančně nákladný než v ČR.
